    What Are The Main Differences Between Commercial and Residential Construction?

    At Bleuwave, we’re committed to helping people better understand the commercial construction process. While some come to us with previous experience, we also speak with investors who don’t have any background in construction and want to learn.

    Some people are more familiar with residential construction than commercial construction, which means it can be a useful starting point. However, it’s important to keep in mind that they can be surprisingly different, which is why we’re discussing three of the biggest differences. Specifically, we’ll discuss building codes, materials, and costs.

    Building Codes

    All construction projects are held to a high standard, in order to ensure that buildings are safe. However, commercial building codes are even stricter than residential codes, which makes sense when you consider the fact that commercial buildings are typically larger, and they’re likely to experience more foot traffic, which translates to more wear-and-tear.

    It’s also important to note that building codes can vary throughout the country. This makes sense when you consider the fact that different areas are going to have different climates, which can impact the longevity of a building.

    Materials and Equipment

    Commercial construction projects are typically bigger than residential buildings, which means that they also need to be more complicated. Steel and concrete are more common than wood, and you also need to plan for more complicated plumbing systems.

    This also translates into the equipment used to build these edifices. Cranes, for instance, are much more commonly used in commercial projects than residential ones.

    Costs

    When entering into a commercial construction project, it’s important to understand that it is likely going to be much more expensive than a residential project would be.

    This is in part due to everything we mentioned above: stricter building codes and sturdier materials are simply going to cost more money. At the same time, commercial construction projects also tend to require fast turnaround times.

    The fast turnaround times are required because businesses want to open as soon as possible. The longer they spend under construction, the more time they spend not making money.
